Mobile Listing Marketing – I'm on the fence. Please vote now.

I’m on the fence. I have been spending some time this morning nosing around on various sites offering mobile listing marketing services. The various services range from almost affordable to insanely, per month expensive. Then, there is Tagga, which is free (if you don’t mind putting up with a few ads).

I like the ability to establish my own keyword, in this case “Larmier” for a listing we have on (get this) Larmier Circle in Scripps Ranch. I like the fact that I can create a little site optimized for mobile phone delivery. Our web site for this home is full of slide shows and java script, so it doesn’t play nice with my Treo. But this text delivery system returns a maximum of 80 characters and a link to the mini-site. For anyone who doesn’t have a web enabled phone or is afraid to use the one they have (because they haven’t popped for the unlimited web plan), I am not sure of the value.

Before I run out and start ordering sign riders promoting the text messaging feature, I was hoping there might be some honest people out there who would be willing to talk me off the roof. If you are standing in front of my listing, how inclined would you be to text for more information? If this is the information you received (try sending a text message to 82442 with the message “Larmier”), would you consider it of value or just a waste of my time and resources? Keep in mind that you are probably staring a full brochure box in the face, and you are most certainly gazing at a sign rider displaying the unique URL for this home.

    I just tried it. It’s pretty cool. The pictures could be bigger. Hard to see on my iphone without zooming.

    I’d still much rather look at a brochure. Maybe the better thing would be to detect a mobile browser on the main home web site and show something like the tagga page. Many major sites do that.

    I really like it. I wouldn’t use it to go to the website, but having the br/ba, sqft and price is awesome. Even though I don’t have a data plan (other than texting) I’d still have the url on my phone to look up when I get home, and not have to write it down or remember it. So 2 thumbs up from me.

    I think this is a nice tool to introduce the public to more details and show off your techy-side. All of these free tech tools come down to time vs leads. I say try it and ditch it if it doesn’t help you sell homes.

    I think you’ve framed the situational sidewalk argument correctly. At the risk of looking foolish (why stop now) in a few years when this thing goes public – it seems to bleeding edge/web 2.0 buzz-like for me. Not sure being an early adopter gives you an advantage. Anecdotally though the last time I bought a house I bought it from a 22 year old Realtor because he was the most responsive to my emails …. draw your own conclusions about your target market and where this fits into your marketing dollars.

    Thanks everyone for the opinions. I am not sure I am any clearer on the value, but I think I am in the “why not” camp now. The one problem (if you can call it that) with this free platform is that I am not notified if someone is using the tool. But then, since I was an early adopter of the “no spam,” passive method of marketing, I am not sure this information would be useful to me.

    Jim – I am using my secret decoder ring to decipher your comment. I think it might be a vote for taking this thing for a test drive, but I’m not entirely sure. :) As for the marketing dollars, this is just time (and not much of that), so maybe there isn’t really a down side.

    But… continuing my conversation with myself, it does tend to further clutter a yard sign that is starting to feel a bit over the top. Next listing will be my guinea pig, and I will report back.

    For me it would be all about turning an interest in a property to qualified lead. If someone gets the “tag” and phones you, you know they are more interested than someone just phoning to get the basic information. I would get rid of the adds though, kind of a distraction. I see lots of uses for tagga in the real world as iPhones / smart phones are more pervasive. Good luck in taking the plunge…

    I like it. I’m not sure I would have a year ago – but today with the increased use of phones that have the capacity to really maximize the effectiveness, I think it makes sense.

    Every now and then a flyer box may end up empty (big run on flyers or neighborhood kids) and this way a consumer can get quick info. They also then have your contact info in their phone. I sometimes wonder if people write down a website but never remember to go check it out. This is pretty immediate gratification and if you’ve done a great job with photos, it’s a way to increase interest. The pics blew up nicely for me when I clicked on it.
